The Pre-Approval Process

Getting Started

Applying for a mortgage loan does not have to be intimidating or overwhelming. We provide a few different ways to make it easy for you -

 

  • A 15 minute phone call to gather some basic information gets the ball rolling. 
  • We provide a short and full online application that you can input some basic information. This option is a favorite for our borrowers who can't find the time to talk during the day. Or who don't like to talk on the phone!
  • Face to Face Meeting. Yes, despite all the tools of technology, this option still exists. We'd love to see you if that's your option!

Documentation

You can't get a loan without giving up some personal information. It may feel a little invasive, but it's a necessary evil if you want the lender to loan you money. Here is a list of the basic items that you can expect to give up -

 

  • 1 months most recent pay-stubs
  • 2 months most recent bank statements with all pages (from the account the down payment and earnest money is coming from if purchasing)
  • 2 years most recent W2's
  • 2 years Federal Tax returns 
  • 2 Years Business Returns & K1's if self employed or business partner owning more than 20% of the company. All pages
  • Most recent SSA Statement (if Applicable)
  • DD214 Form (VA Loans Only)
  • Picture ID
  • Copies of all mortgage statements and HOA statements for all properties you currently own (if applicable)
  • Name and phone number of the homeowners insurance agent you'd like to use. 

The Do's and Don'ts

Here are a few things that you need to do - and not do - to prepare for your home mortgage loan


DO:

  • Ask lots of questions to make sure you understand the loan programs presented to you. 
  • Shop us! Yes, we want you to shop us and any other lender you talk to. We feel so confident of our products, rates, fees, and service that we know we'll beat them in all categories. 
  • Get it in writing! If it sounds too good to be true when you hear it, ask them to put it in writing. We do. 


DON'T:

  • Apply for any new credit prior to or during the loan process. 
  • Deposit any cash into your checking account, or any money that cannot be paper trailed to an acceptable source of funds for the down payment. 
  • Be late on any credit payments.
